#5 - Professional Mold Testing: What to Expect, What to Avoid, and How to Hire the Right Assessor

Once you’ve confirmed signs of mold or moisture in your home, the next question becomes:
“Do I need a professional, and how do I know who to trust?”

The mold industry as a whole is crowded with “professionals” who call themselves assessors; however, not all assessors are created equal. Some will try to be in and out as quickly as possible, making their quick money by swabbing a few surfaces and running unreliable tests like air sampling without truly investigating the environment. Others however, spend hours digging through every nook and cranny of your home, combining building science, moisture mapping, and lab analysis to uncover the true sources of contamination.

This guide will help you understand what professional mold testing should look like, what’s worth paying for, and what’s not. Giving you the confidence to make the right choices for your situation.

Why Professional Testing Matters

  • You suspect hidden growth in walls, flooring, or HVAC.

A true assessor doesn’t just “take samples” and leave. They act like a building biologist, studying how moisture, materials, and air movement create the conditions that allow mold to thrive. Their goal is to uncover why contamination happened, not just prove that it exists.

Tip: The best assessments often take three to six hours in an average home. If someone promises to be done in 45 minutes, they’re probably not doing a full investigation.
